Why invest in the Westlawn Property Trust?

Along with a proven management team and their record of past performance, there are a number of good reasons for investing in the Westlawn Property Trust.

Diversification

An investment in the Westlawn Property Trust buys you a share of a $300 million commercial property portfolio diversified across the sectors of office, retail and self storage, with geographic diversification across New South Wales and South East Queensland.  It is difficult to achieve such diversification through direct property investments.

Experienced Management

The fund is run by a team of property and finance professionals who are well known and respected in the property and funds management industry.  The management has participated in over $300 million of property investments.  The same directors have been in charge since the trust's inception in 1994.  As the fund has grown, so has the number of staff and management capabilities with 12 people currently being employed, as well as external advisors and property specialists.

Proven History

The Westlawn Property Trust has a history of solid returns, in terms of both income and capital growth.  In the seven years to 31 December 2009 the trust provided an average return of 15.3% pa.

Growth Potential

The unlisted property sector has outstripped all other asset classes in terms of income generation for the 10 year period to 30 June 2006.  While the 30 June 2007 figures are yet to be released, it seems unlikely this trend would have changed.  During 2007 the unlisted property funds sector grew in size by 14% to reach $24.7 billion in assets.

Unlisted Status

By investing in an unlisted property trust you can avoid the volatility associated with other asset classes (listed property trusts, shares etc).  The valuation of an investment in an unlisted fund is directly linked to the asset value of the investments it holds rather than sentiment by which listed investments are often priced.
