Westlawn Property Trust (ARSN 095 611 804) is an open-ended, unlisted property trust aiming to provide stable, tax efficient, monthly distributions from a growing commercial property portfolio. The Trust was established in 1994 with 13 investors and one property. It was converted to a public Trust in 2001 and today has 14 properties and approximately 1,000 investors.
Westlawn Property Trust provides the opportunity for investors to gain exposure to high quality commercial property that may otherwise be out of reach of many investors. Through the pooling of investors funds, the Trust purchases direct real property assets. Then, using the skills and expertise within the Manager (Clarence Property), those assets are leased to quality tenants who in turn provide regular rental cashflow back to the Trust. The net rent is then paid (distributed) to our investors each month. Over time investors, principally as a result of the Manager's prudent asset selection and sound property management, could expect the value of their investment in the Trust to grow in value. The Elrig Investment Trust (ARSN 152 940 086) is a property based investment scheme, registered with ASIC and managed by Elrig Investments Limited (ACN 101 729 542), the Manager. The Manager is seeking to build a portfolio of investment grade property from a variety of sectors, using a combination of Bartercard Trade Dollars and Australian currency to fund acquistion costs. Accordingly, the Manager will focus its investment selection strategy on the style of real estate which is offered for sale using a Bartercard Trade Dollar component as part of the purchase price. Within those constraints the Manager will seek properties that are tenanted at the time of purchase or properties which it considers would be readily leased to quality tenants.
Prospective investors may acquire units in the Trust through the Elrig Investment Trust Product Disclosure Statement No. 1 dated 1 November 2013, which may be paid for by way of a prescribed combination of Australian currency and Bartercard Trade Dollars.
